did some digging, no rocks beneath the plot, re-installed the mods and the problem persisted. Just disabled another mod that added the ability to tweak plot sizes, im thinking it might be out of date and bugged with the midsummer update

EDIT: Yup, TillValhalla is the culprit, once that was cut straight out everything returned to normal. Thanks chief
